This informative document issued by the Property Registry indicates who owns the house, the main characteristics of the home, as well as its legal status. That is, it tells the future buyer the possible charges, encumbrances or limitations of use that the property could have, such as a mortgage, a usufruct or a tax debt.
It is a document that is usually requested by the buyer and that the notary will require days before signing. You can request it physically, but also online through the website of the Association of Property Registrars or in the registry app.
Energy certificate of the house
It is required when placing an ad on a real estate portal and it is also mandatory to provide it at the time of signing from June 1, 2013. To obtain it you must hire an authorized technician that after inspecting your apartment issue the certificate.
Real Estate Tax
The IBI is the real estate taxs, a tribute paid by all homeowners for owning a home. This certificate indicates that we are up to date with the payment of said tax. It is interesting to show it in a negotiation to sell your house and mandatory at the time of sale.

Building Technical Inspection Certificate (ITE)
This document certifies the habitability status of the farm where the apartment or house is located and is mandatory for buildings over 15, 30 or 45 years old, depending on the Autonomous Community. In the case of a single-family house, you will have to manage it yourself. In all other cases, you can request it from the president of the community, property administrator or the town hall.
Certificate of occupancy
This document that certifies that a home meets the habitability requirements set by law It is mandatory in nine autonomous communities: Asturias, the Balearic Islands, Cantabria, Catalonia, the Valencian Community, Extremadura, La Rioja, Murcia and Navarra.
